Moving in to my Own House !!!

It has taken 12 years since my graduation to earn some money for the down payment of 2 BHK flat in Bangalore. Better late than never - Its the first "own" house in two generations.

Lack of foresight made me miss some wonderful opportunities that came my way when I was in Chennai. Now being married with a kid, I wonder if I will really get a chance to buy another flat / house in my life time.

Initially I had lot of reluctance in buying a flat for obvious reasons. I had to convince after facing the reality - cost of Independent House getting in to a crore & half.

Fortunately I got to deal with good House owners in the past 13 years. That kept me in a comfort zone.
After moving in to the new house that I "own", the feeling is different for sure. It gives that confidence & helps to elevate yourself among the society.

Hoping for better days ahead in the new place which gives that sense of belongingness !!!

Trip to BR Hills : Brief Travelogue

Last weekend, we went to BR Hills, Chamraj Nagar, Karnataka.

Route Taken :  Bangalore Marathahalli ORR, Kanakapura Road, Kanakapura, Malavalli, Kollegal,Yelandhur, BR Hills.

Travel Time : 3hr 30 mins to 4 hours.

Road : 95% of the Road is good, almost traffic free.

Distance : 193 Kms.

Duration : 2 Days 1 Night.(1st week of Oct'2013).
On Day 1,  Left Bangalore by 6 am. Checkin at 12 noon Gorukana
On Day 2, Check out by 12 noon, had lunch by 2 pm, reached Bangalore by 6.00 pm. (took Nice road to avoid traffic).

Accommodation, Food & a Guide - inclusive in the per head charges.

Key Things to do :

1. On the way, from Kollegal, take a diversion for Shivasamudra falls. (also known as Barachukki falls)
2. BR Hills Jungle Safari (Mostly Deers, found a lone Tusker too).
3. BR Hills - Billigiri Ranga Temple
4. Trek
5. Visit to Tribal Habitats

We did only #1 & #2.

2012 has been quite a eventful year personally....

Most importantly, got a first time experience with,
1. looking for a school admission for my son.
2. travelling to US on a short notice for a short stay of 2 weeks.
3. crossing 10K KMs in my Ritz.
4. booking a Flat in a Apartment Under Construction.
5. opening a Account with SBI.
6. applying for Home Loan with SBI.

Looking forward for a better year in 2013...
 

The Hunt for a Apartment in Bangalore

It took few months  to convince myself that I need to go for buying a Apartment in Bangalore - atleast from Investment perspective.Last week, I started looking out for residential projects around my office.

During my discussion with Marketing people from few projects (behind Cisco Campus), I found that almost every project had some deviation – extra floors or pent house etc.

They claim that only the owners who buy those pent house / flats in the unapproved floors will have to pay the fine later.  Others will *not* be affected.  

How can that be true ?. What if the authorities choose to demolish the construction on unapproved floors ? (Dunno if this has happened in any of the projects in BGL).

Demolition may affect the stability of the structure.

People also claim that 5% deviation is acceptable and allowed within rules.

And how do you calculate the deviation percentage for a project ?. There can be multiple formulas. 5% with one formula might be 15% in another.

Buying / owning a Apartment seems to bring so much complexity & uncertainty to your life.

Wondering how so many people are taking risks and keep encouraging the builders in the game.

Why should one pay huge money to buy more & more risks. Ironically Builders make money by “selling” risks to the common man.

Even the Home Finances Cos/ Banks seem to be colluding with Builders and violate all the processes. You just can’t draw comfort from the bank approval

of loans and claim that everything is  legally right.  Every institution seems to turn blind just for the sake of making money.

I just started looking for a Apmt. Am definitely scared to say the least.

Started thinking if I should stick to my original plan - “Better lead a simple, peaceful life in a rental house (no bank loans, no emis, no khatas, no property tax, no bribes).”

First Anniversary in "Bangalore - Phase 2"

On 25th day of last month, I completed one year in "Bangalore - Phase 2".

I had to live some of toughest days in the my life during  "Bangalore - Phase 1". Those were the years 2002-03, when I was badly looking for a good job for my profile. I remember talking to myself - rehearsing what to talk to the HRs at a semi-conductor co. - to put my case forward so that they can consider respecting the Campus Offer I got from them... I hardly got a chance to talk to them in the end. Finally I had to take up a job half-heartedly just to keep myself occupied and gain "experience". I had been on the Bangalore roads amidst dust and smoke, carrying DSL modems and looking for addresses for installation. I had burnt mid-night oil in different Telephone exchanges across Bangalore for migrating low-density to high-density DSLAMS - to minimize the service downtime for the end customers. Very useful "Network Service Provider" experience. In mid 2004, I moved to Chennai for a job that finally matched my profile.

Compared to Phase 1, the Phase 2 in Bangalore has definitely been more rewarding.. the year has gone very fast... Staying closer to office, I was able to put more time on work and go beyond the expectations of the Mgmnt... My son too got old enough to attend a interview for Nursery admission. :-).  My money management has been bit poor in the last one year - took too many risks by investing Small cap companies and lost good amount of money. Hopefully I don't repeat the mistakes again.

I need to be more sensitive about the Health aspects and loosing money in Stock market.
